At first, Nancy appeared to be genuinely interested in selling my mom’s home and getting the best price she as to protect my mom’s assesrs. She was attentive to my mom and followed my lead regarding how to discuss the sensitive topic of selling her home of more than 50 years. I became concerned when in this “sellers’ market” Nancy recommended that we accept an offer that was made on the house the first day a sign went up on the front lawn. The potential buyer offered the asking price and not a dollar more. I suggested waiting to see what other offers came in and also questioned the scheduling of an open house to solicit additional buyers, something that was discussed when we signed the contract with the realtor. Several other offers came in but we were not informed of each and every offer in a timely fashion. We were encouraged to go with the first buyer as he presented as a solid candidate to purchase the home. It was not the realtor who played hardball regarding asking for a better offer, but we as the family, not agreeing to sell at the asking price when we had higher offers come in. We were not fully informed about the credibility and solidity of the other buyers, but were often redirected to the initial buyer. He eventually came up $5000 in his offer and we were encouraged, I would venture to say “ guilted” into accepting his offer since he had a hone inspector come to inspect the house only 72 hours after the sign went up. She suggested that if we did not accept his offer that we consider reimbursing him for the cost of the home inspection. Trusting our realtor, we accepted the offer. It was not until subsequent conversations were held, AFTER we gave a verbal acceptance of the original buyer’s offer, were we informed that there were additional offers some $25-$30,000 more than the asking price. We understood the many factors that constitute a “solid” buyer and recognized that top dollar was not always the critical factor regarding the choice of which buyer with whom to go into contract. We found that we were not kept apprised of offers as they came in and never received written copies of the offers as requested. Information about other potential buyers was provided to us during a phone conference during which details were confused and Nancy could not seem to recall the information. I got the feeling that she disregarded the other buyers’ situations and failed to provide the requested information because she wanted a quick , easy sale and/or to ensure that the original buyer’s offer was accepted. I do not think that she is incapable of keeping track of offers when she is invested in them. She appears to be a good business woman. The question ran through our minds regarding if Nancy knew the prospective buyer prior to our home being placed on the market. When questioned about her relationship with the buyer she denied any prior meetings with him. Our mom’s health started to fail and other things became our priority . Shame on us for not being more astute, less trusting and more demanding, but our mom’s daily living situation, healthy and safety took its rightful place warranting more of our attention than that given to selling her house . Isn’t that why you hire a realtor… so you don’t have to worry about everything? Throughout the few months between going to contract and going to closing we got the feeling that the buyers’ interests and concerns were more of a priority than ours as the sellers. It was disheartening and discouraging, as we were the ones who hired Nancy and we were the ones who were going to pay the commission. We were also candid in our hope that the home would be sold to a family, although we clearly understood that you cannot discriminate between buyers for any reason. But when you have several offers from which to choose, it is discouraging to feel that the realtor you hired wouldn’t try to honor your wishes but rather encourage you to accept one of the fastest, lowest offers that was made from a person who intended to rent the house. By her own admission Nancy was made aware of their intention at some point during the process. Even if she became aware of their intent after we went to contract, it would have been beneficial to be made aware of their intent so as not to be caught by surprise when we found the house listed for rent on Facebook the day after we went to closing-Not to mention that the rental advertisement featured the photos that we used to list the house several months prior; photos that were taken through the realtor that we paid. Nancy is a smart, knowledgeable realtor and keeps in close contact with her clients; however when people are not upfront, candid and clear especially regarding offers that are made, I am always left with an uneasy feeling and could never in good conscience recommend that person to someone else in my situation.

Nancy was very good and extremely easy to reach. She was very helpful during this process. She took the time to know our likes and dislikes. She showed us some nice properties, which helped us narrow down our needs. She also referred us to a great lawyer. Thank you Nancy for a great experience.
